In recent months the Non-Owner Occupied Property Ordinance has been modified and Trenton Building Inspector Donnie Vandevender is reminding the public of those changes.
• No person shall rent any building or mobile home to any person for dwelling purposes without obtaining an occupancy permit; this includes any contract for deed, rent to own agreement or any other arrangement in which the owner of the dwelling allows a non-owner to occupy the dwelling in exchange for fees or services, and paying the current fee required. An occupancy permit must be renewed on all changes of occupancy or when ownership of rental property changes. If the required permit fee has been paid and all requirements have been met an occupancy permit will be issued and the non-owner will be allowed to occupy property.
• Effective Oct. 1, all rental properties – this includes ownership of only one property – are required to be registered with the City of Trenton with owner’s contact information and address of each rental property.
• All owners renting two or more properties are required to obtain a business license.
• Renters of property also can file a renter’s complaint if they feel that their landlord is not keeping their property in accordance with adopted City Ordinances.
• All forms for registration of rental properties, occupational licensing, and renter complaint forms are available online and at city hall.
